Canadian Banks Reducing Amortization Period - Feb 9, 2026 .....

OUR THOUGHT

BE CAUTIOUS - FROM THE BANKING SOURCE:

Based on latest experience, Canadian Bank recently reduced mortgage amortization period on mortgage renewal which significantly increased monthly mortgage payments.
Reason given by Banks is that originally the mortgage was given for 30 years. When interest rates went up, the bank had increased amortization period to give some relief to the borrowers. Now since interest rates have come down, amortization period is again adjusted (reduced) based on original mortgage period.
Example: Original mortgage was given with 30 years amortization. After 15 years with bank, when renewal was due and interest rates had also gone up, bank increased amortization to 21 years instead of remaining 15 years, which reduced mortgage payment. After another 5 years, when renewal was again due and interest rates came down, amortization period is reduced to 10 years (Back to the original mortgage end period), instead of 16 years, and this reduced amortization period results in significantly increased mortgage payments. Be ready to pay this increased cash outflow.

Canada Per Capita Recession Is Already Here - Jan 31, 2026.....

FROM THE INTERNET:

Based on the latest official data available right now, Canada has been in a “per-capita recession” (i.e., real GDP per person falling) through Q3 2025.

Statistics Canada publishes quarterly real GDP-per-capita series (Table 36-10-0706-01).

Using those releases, RBC Economics noted that real GDP per capita fell for a 6th consecutive quarter (and 8 of the last 9) as of Q3 2025.

Statistics Canada has also indicated the next quarterly GDP-by-expenditure update (which would include Q4 2025) is scheduled for February 27, 2026—so we don’t yet have the official per-capita read for the most recent quarter.

What’s unclear “currently” (as of January 31, 2026) is whether that per-capita downturn continued or ended in Q4 2025, because the quarterly per-capita numbers for Q4 2025 are not released yet. Recent monthly GDP tracking suggests Q4 aggregate GDP may have been weak/possibly contracting, but that alone doesn’t settle the per-capita question.

First Time Home Buyer Rebate - Beware of clauses in APS

OUR THOUGHT

This is purely my opinion and I recommend that all First Time Home Buyers must take Independent Legal Advice to secure their rebate money and avoid any adverse situations. If you are a First Time Home buyer and buying new home from the builder, make sure that in APS, the rebate is not assigned to the builder. I have seen the APS of few builders which include clauses that might permit builder to assign all rebates, WHETHER BEFORE, AT TIME OF CLOSING OR AFTER CLOSING, to their benefit.

An APS also stated that if the buyer gets any funds for rebate after the closing, then the buyer must pay it back to the builder. Please check APS to avoid any bad surprise. (Thought written by Ajay Sharma, Real Estate Broker)
